Chains
In estate agency terms, a chain means a situation where several people are
buying and selling their property in a series of inter-related transactions. Presently,
there is a great deal of talk about reducing the problems they cause but they
are likely to remain a major feature of estate agency practice for some while.
And that is where we come in. We pride ourselves on keeping an eye on all aspects
of each chain. By liasing closely with the solicitors and all the parties involved
we can anticipate and hopefully overcome minor problems before they cause unnecessary
trouble. An estate agent is in a unique position to help in this way – solicitors
are more restricted in whom they can speak to – so this is an important
part of our service.
Being realistic, in a chain of sales, everyone moves
at the speed of the slowest transaction. That also means that if one sale cancels,
or at the end of a chain, a house remains unsold, it can cause worry and stress
to many other people. Again this is where our specialist expertise can be vital.
We have unique experience of how to minimise the problems by using bridging facilities
or by arranging for someone to buy in the critical property – maybe sharing
the expense equitably.
